Buying a new construction home as a first-time buyer in Calgary is less about memorizing every form and more about getting a few big decisions in the right order: budget, mortgage readiness, product type, timeline, and who represents you. This checklist is a practical sequence you can work through with your lender, lawyer, and buyer’s agent.

1. Get clear on budget before you fall for a show home

Start with a full monthly picture: mortgage payment range, property tax estimate, insurance, utilities, condo fees if any, and a buffer for furniture and closing costs. CMHC materials explain that mortgage loan insurance can allow a down payment as low as 5% on eligible homes when less than 20% is put down, with higher minimum equity on higher-priced portions of the purchase. Ask your lender how new construction is treated: deposit schedule, possession timing, rate holds, and what happens if the builder’s date moves. 4. Timeline checklist for new construction

  1. Confirm whether you are looking at quick possession / inventory or a longer pre-construction wait
  2. Map deposit dates against your savings plan
  3. Ask what “possession-ready” includes: incomplete landscaping, construction traffic, and remaining builder items are common near move-in
  4. Book your lawyer early once a contract is real — not the week of possession

5. Documents and people to line up
