A builder deposit is money you pay under the builder’s contract schedule to secure the purchase. Your mortgage down payment is the equity portion your lender requires at funding. Deposits you already paid often count toward the purchase, but the timing of cash leaving your account can differ from a simple resale closing. Map both with your lender so you are not short when a deposit is due mid-build.

CMHC and consumer resources focus on minimum down payment and mortgage insurance when you put less than 20% down on an eligible home. That guidance does not replace a builder deposit schedule. Confirm how your lender will recognize deposit receipts at funding.

Exact schedules vary by builder, community, and whether the home is inventory or pre-construction. A common pattern is an initial deposit at contract, then further deposits on set dates or construction milestones. Always use your contract for the real schedule — marketing sheets are not enough.

Incentives can reduce price or add inclusions, but they can also change how cash is scheduled. Ask for a single written summary that shows: base price, lot premium, upgrades, incentives, deposit amounts already paid, deposits still owing, and estimated amount to close through the lawyer. Without that summary, buyers often under-count cash still required between firm contract and keys.

A simple deposit calendar template

  1. List every deposit date and amount from the signed schedule
  2. Beside each date, list the account that will fund it
  3. Mark the date you will initiate the payment (not only the due date)
  4. Add lawyer retainer and estimated closing costs on their own lines
  5. Add a contingency line for temporary housing if possession can move
